Stucco repair in Mesa, AZ

Texture-Matched Stucco Repair Services in Mesa, AZ

West Coast Painting and Construction provides stucco repair in Mesa, AZ from our shop at 711 S Drew St, minutes from Downtown Mesa. We fix cracks, rebuild water-damaged sections, and match the existing texture so the patch blends in under the coating.

The wall tells us how to repair it. Stucco over concrete block behaves differently from stucco over wood frame and foam, and a patch that ignores what is underneath tends to show through after a summer or two. Our crews repair the section, float the texture to match, then coat it, so nobody has to bring in a painter afterward for the finish.

I had the pleasure of working with Jose and his crews on a multi family project I ran in Phoenix awhile back. These guys are top notch, they do it right and if they do make a mistake they make it right no question asked. West coast had both our Stucco & painting contract and also bailed me out with a few other emergency scopes of work. You get what you pay for and more with these guys. Highly recommend!!!!

We had them add pavers to front of house/driveway, build some planter areas, and now build a retainer wall at front of the house. Excellent workmanship, great communication, and honest. Hired them more than once because they do amazing, beautiful work! Highly recommend!

I highly recommend West Coast Painting and Construction. They are affordable, honest, knowledgeable and professional. I found this company through a search looking for someone to texture and paint my garage ceiling. Jose and his team did such an excellent job, I had them do some patchwork and painting to the interior and exterior of my house as well. I then had them replace the flooring in my condo and patch and paint some walls, and again, they did a superb job. Jose knew I was under time constraints and did the work right away, within days of the request and sometimes even sooner. Anytime I called or texted, I got an immediate response. I took a chance on a company I didn’t know and it turned out to be the best choice I ever made. I even referred him to my sister and he worked both our jobs at the same time. If you’re looking for a company that takes pride in their work and is reasonably priced, then call West Coast Painting and Construction. Thank you Jose and team. You truly are the best!

Why Stucco Cracks on Mesa Homes

Heat does most of the damage. Arizona UV runs among the highest in the country, and in summer an exterior wall expands every afternoon and shrinks every night. Cement stucco is rigid. Enough of those cycles and hairline cracks open along the weakest lines, usually at window corners, above garage doors, and where a parapet meets the roof. South and west walls take more heat and UV than north-facing walls, so they tend to go first. That is also why we choose products elevation by elevation for professional house painting in Mesa, AZ.

Soil moves too. Clay soils swell when wet and shrink when dry, and where a house sits on them, that movement often shows first as a diagonal crack running from a window or door corner. A crack wider than an eighth of an inch, or one that has widened since you last looked, is more likely a sign of movement than a surface crack. Patching it without addressing the movement only buys a season.

Then there is water. Monsoon season, from July through September, brings wind-driven rain to walls built for dry weather and pushes it into unsealed window returns and parapet caps. Water behind stucco dries slowly. On frame walls, it breaks down the building paper and rusts the lath, and on block, it leaves the white salt bloom called efflorescence.

Irrigation is the other common cause. On lots with flood irrigation, water can stand against a wall’s bottom course, and sprinkler overspray does the same thing more slowly on any lot. Stucco that runs below the weep screed, or that never had one, wicks that water up and crumbles from the base.

Block Homes, Frame Homes and What That Changes About the Patch

Concrete block does not rot, and it barely flexes, which keeps a repair on a stucco-over-block wall simple. Loose material comes off, a new base coat is bonded to the masonry, and the finish coat is floated to match. Cracks on block usually trace the mortar joints, so the patch follows the joint line too.

On a wood-frame home, the stucco usually sits over foam board and paper-backed wire lath, and here the substrate itself can fail. Water that got in through a window return may have broken down the paper and rusted the lath behind a crack that looks minor from the sidewalk. A correct repair opens those sections until it reaches sound lath and replaces the building paper and wire. Then we rebuild the base and finish coats to match the original system, so the wall sheds water the way it was supposed to.

Texture is where a repair either vanishes or announces itself. Smooth, sand, dash, and custom finishes each depend on the tool and the timing, so we match the existing texture rather than defaulting to whatever is easiest. We feather the new texture past the patch edges so no outline shows once the coating goes on.

    Stucco Problems We Repair

Most calls fall into one of these. If yours is not on the list, we will look at it anyway.

    Hairline and spider cracks.

We fill surface-only cracks from daily heat cycling, then texture and seal them under elastomeric so they are less likely to reopen.

    Settlement cracks.

Diagonal cracks wider than an eighth of an inch from window and door corners, often a sign of soil movement. We repair the stucco once the movement has settled, and if a foundation contractor should look first, we will say so.

    Water-damaged sections.

Soft, bulging, or stained stucco under parapet caps, around window returns, and at hose bibs, cut back to sound material and rebuilt with new lath where the wall is wood frame.

    Base-of-wall damage.

Crumbling stucco and efflorescence where sprinklers or flood irrigation keep the bottom course wet, repaired and finished with proper clearance at the weep screed.

    Popouts and impact damage.

Holes from ladders, trailer hitches, and the occasional baseball, patched and texture-matched.

    Patio posts and perimeter walls.

Stucco block fences and covered-patio columns, which often crack first at the caps and corners.

From Written Estimate to Coated Wall

Every estimate is free and written. We come out, look at the crack up close and from across the yard, then check the usual suspects behind it: missing kick-out flashing, a failed bead of caulk at a window, a sprinkler head aimed at the wall. A crack is a symptom. Repairing it without naming the cause is how the same wall ends up back on the schedule two summers later.

The repair itself runs in a fixed order. Loose and hollow material comes off, the substrate is repaired or replaced, base coats go on and cure, the texture is floated to match, and the section is coated. Base coats need cure time between them, and in summer heat that matters, because a coat that dries too fast shrinks and cracks on its own.

Coating is the step that makes the repair last. We favor elastomeric coatings on stucco because they stay flexible and bridge hairline cracks that standard exterior paint only hides. The coat goes across the whole elevation, so color and sheen carry across the wall instead of stopping at the repair. We use the same approach for our exterior painting services in Mesa.

Stucco repairs may require a city permit, and homes in a historic district or with an HOA may need exterior approvals, so we flag anything that needs sign-off at the estimate before work starts.

Get a written stucco estimate. Call (480) 827-2151 or describe the wall through the contact form, and we will set up a free estimate at the house.

Stucco Repair in Mesa, AZ: Questions From Homeowners

Do I need a City of Mesa permit to repair stucco?

Painting on its own does not need a permit, but once a job involves stucco repair or anything structural, a permit may be required. The City of Mesa Development Services Department is the authority on scope, and we raise the question at the estimate, not after.

Can you match the texture on an older block home in Dobson Ranch?

Yes. Block is the easier substrate to patch because it does not rot. We work the texture up to match the existing pattern and feather it past the edges of the patch. Then we coat it with the rest of the elevation so the repair reads as one wall, not a wall with a square on it.

Is it too hot to repair stucco in a Mesa summer?

No, but timing changes. Base coats and finish coats dry too fast on a sun-facing wall at midday and can crack before they cure, and we avoid applying coatings to surfaces above 90 degrees or sitting in direct sun. Summer repairs start early and follow the shade around the house. The coating has its own temperature window too, which is one more reason the same crew schedules both.

Will the patch show after it is coated?

It should not. The failed repairs most people have seen are patches with the wrong texture or coatings that stop at the patch edge. Matching the texture and then coating the whole elevation, not just the repair, is what makes the section disappear. On older or heavily faded walls, the estimate will say whether you need more coating to hide the repair.

My HOA has a color scheme. Does a stucco repair need approval?

A repair coated in the community’s approved scheme often does not, while a color change usually does, and your HOA’s architectural guidelines say which. Bring the approved scheme to the estimate so the coat matches it. Homes in a historic district can need city approval for exterior changes, and we flag that at the estimate too.

For a written stucco estimate, call West Coast Painting and Construction at (480) 827-2151, Monday through Friday from 8 to 4, or describe the job through the contact form. The estimate is free and in writing, and it covers the repair, the texture match, and the coat as one job.
